What to Know About Apartment Pest Control & Your Neighbors

You wipe every counter, take the trash out as soon as it’s full, vacuum weekly, never let dishes sit overnight, and put leftovers straight into sealed containers. And yet … roaches. Ants marching across the kitchen tile.

If you’ve ever wondered how pests find their way into your apartment despite your borderline militant cleanliness, the answer probably isn’t your housekeeping habits; it’s your neighbors.

Your Unit Shares Walls with Your Neighbor

While a single-family home is its own little fortress, where pests generally have to earn their way in through a crack in the foundation, a gap under the door, or an open window, an apartment is different.

Behind your walls runs a maze of plumbing, wiring, and ventilation that connects your unit to every other one in the building, and pests love a good shortcut. German cockroaches, in particular, are experts at traveling through walls and up and down utility lines from apartment to apartment. Which means the tidiest unit in the building can still end up with a roach problem that started three doors down!

That’s the part most renters don’t think about until they’ve already done all the DIY pest control things: sprayed, set traps, vacuumed, bought vacuum-sealed containers for the whole pantry, and more. All with nothing to show for it. That’s because individual treatment only goes so far when the infestation isn’t really individual.

The Usual Apartment Culprits

Not every pest spreads the same way, but a few show up again and again in multi-unit buildings:

  • German cockroaches: They’re fast breeders and travel through shared walls and plumbing chases; one of the most common (and stubborn) apartment pests around.
  • Ants: Especially common on ground floors, they’re drawn in by moisture in bathrooms, food in the kitchen, and trash can debris.
  • Mice: They slip through gaps around pipes and utility penetrations. They can be a big problem in older buildings.
  • Bed bugs: Notoriously difficult to get rid of; they’ll hitchhike through shared laundry rooms and hallways and on secondhand furniture.

Who’s Responsible for Pest Control in an Apartment?

Here’s where it gets murky for a lot of renters: Pest control in an apartment usually isn’t only your problem to solve, even if the roaches are in your kitchen. In most cases, keeping a rental livable, including being pest-free, falls on the property owner, landlord, or management.

If you’re having consistent issues, document it, let your landlord know, and document that as well, whether it’s an email, text, or letter. Ask them directly whether the building has a pest control policy in place. Because a single treated unit surrounded by untreated ones is pretty much just a revolving door of pest problems.

Here’s What Actually Helps

While you’re waiting on management to get pest control scheduled, or if you’re having to take care of it yourself, here’s what you can do:

  • Seal gaps around pipes, outlets, and baseboards on shared walls.
  • Store food in sealed containers.
  • Skip the store-bought roach fogger as it tends to just scatter them into the walls—and straight into your neighbor’s unit.
  • Ask whether treatment is happening building-wide, not just your unit.
